Inspecting Your Building Work

At various stages during construction you or your agent will need to arrange for a Building Control Officer to inspect what has been done in order to ensure that your building work complies with the consented documents. It is your responsibility to ensure our Council inspects the project according to the schedule set out in your building consent documentation. 

A printed copy of your approved plans and specifications must be kept on site for our building inspector at the time of inspection.

When to book an inspection

You need to book an inspection as each stage of work is completed. A list of required inspections will be included with your Building Consent. You can call us on 07 868 0425 or email building.inspections@tcdc.govt.nz to make an appointment for an inspection as soon as you are ready for one.

We require a minimum of 48 hours’ notice, but if no available inspection appointments are left, the inspection will need to be booked for the next available time, which could be a few days later.

When you make your booking, please have handy the following: 

  • Building consent ABA number
  • The type of inspection required
  • The site address
  • The name and contact number of the person on site
  • Relevant email address to send site notice to

What to expect on inspection day

On inspection day, you or your agent need to be on site with consented plans and associated documentation.

One of our inspectors will:

  • Check the compliance of building work with the consented plans and associated documents
  • Complete a checklist and let you know the outcome of the inspection
  • Email a copy of the site notice to all nominated parties

Your inspection can fail and require a re-inspection at an additional cost if:

  • The work does not comply with the approved plans and specifications
  • You or your agent are not on site at the requested time
  • The approved documentation is not on site
  • You are not ready to be inspected 

What to do after an inspection

Following an inspection you or your representative need to:

  • Review the inspection record to see whether the work passed or failed and that all inspections performed are listed
  • If the work failed, fix all areas of non-compliance and arrange another inspection within the advised timeframe.

A Notice to Fix (NTF) may also be issued if a breach of the Building Act 2004, or regulations under that Act, is identified. If this has happened, make sure the work identified on the NTF is completed within the specified timeframe and Council are advised once done. More information on Notices to Fix can be found here.

Final inspections

When all the building work has been completed you can book your final inspection.

Make sure you have copies of all the documents that were required under your consent. They should be supplied to our Council either before, or at the time of your final inspection.
