Building Act 2004 - 'what it means to you' requires that specific information be included with an application for a Building Consent.

 

The information provided may assist you in filling out your Application Form and Checklist and provides specific details required for plans and specifications.

 

Please use this as a guide to ensure that you have included sufficient detail to avoid delays in processing.


 


Application Form Details


Indicate if you are applying for a Project Information Memorandum (PIM), a Building Consent or both at the bottom of the form, and provide the PIM number if already granted.


 

Part A - to expedite processing times please make sure all sections are filled in:

  • If you are not available to be contacted please include your agent or alternative contact.
  • Site location details can be obtained from your valuation notice or rate assessment.
  • Certificate of title must be no less than 3 months old, dated, and include second page with the associated map.  We can search and obtain this for you at a cost of $20.
  • Who will be paying for the consent?  Please tick the appropriate boxes in order for invoices to be sent to the correct person.
  • Date and sign application on completion.


Part B - The Project

  • An accurate project description is required to enable us to apply the appropriate standards when processing your application.
  • An estimate of the value of work to be undertaken including materials and labour.


Part C
- Compliance / Attachments

  • Plans and specifications - please ensure 3 copies of these are attached and drawn to scale.


 


Part D
- Registrations

  • List names, addresses and phone/fax numbers of all personnel working on your project.


  • Include registration / licence numbers where applicable.


 


Plan and Specification Details


Please provide three sets of plans and specifications of a sufficient scale to show in full, structural details and compliance with the Building Act 2004 and NZ Building Code (scales most commonly used are 1:200, 1:100, 1:50, 1:25).

 

It is preferable that plans are not bound by tape as each page is scanned into our Document Management system upon receipt.


 


Specifications

 

Include written specifications describing components, materials and fixings, including their size and type.  Standard specifications will not be accepted unless they are amended to refer to the specific project.



 

Site Plan 

(minimum scale 1:200)

  • Show location of proposed building project in relation to legal boundaries and any existing buildings
  • Include neighbour's consent signature if Resource Consent also being applied for
  • Show the layout of existing and proposed sanitary and stormwater drains and mains, septic tanks and stormwater disposal.  Provide details of septic tanks and effluent trenches
  • Show source of water supply e.g. bore, stream or Council supply
  • Show existing or proposed entrances
  • Show site coverage calculation.


 

Floor Plan

(minimum scale of 1:100)

  • A floor plan of each floor level naming each room
  • Show the location of all plumbing and fittings including waste and vent pipes
  • Demonstrate compliance with daylighting standards.


Elevation Plan

(minimum scale of 1:100)

  • Show external wall heights and finished ground level at each external corner
  • Show location of wall and roof bracing on elevations



Foundation Plan

  • For timber floors show location of all piles and sub-floor timber braces, foundation perimeter walls and internal piling system
  • For concrete floors, a detailed cross section and plan showing support under load bearing walls and posts is required

 


Cross Section Details

  • Show sufficient cross sections through the building to show foundation details, floor systems, wall construction, roof construction, location of wall claddings and roof covering
  • Show construction details of terraces, steps, balustrades and all unusual items
  • Show details of thermal insulation - dimensions, type and energy rating (R)

 


Bracing Plan

  • Show wall and sub-floor bracing. Include calculations and identify location of bracing elements
  • Specify or show fixing details for bracing elements

 


Solid Fuel Heaters (Fireplaces)

  • Show location of heater on floor plan
  • Provide full manufacturers installation instructions
  • Provide details of the flue
